Newer stock, and the mountain is the reason

Squamish has been building steadily for a decade and it shows in the housing: a high proportion of what we are asked to shoot is under fifteen years old, well finished and straightforward to photograph. Clean lines, good glazing, and interiors that do not need much work to look like themselves. That is the easy half.

The hard half is that the interior is rarely why someone is buying. Squamish sells on position — between the city and Whistler, an hour from either, with the Chief standing over the town and trails starting at the end of most streets. A buyer looking at a Squamish listing is weighing a life outside the house, and an exterior set that crops the mountains out to make a tidier frame has removed the argument.

What we shoot for it

Exteriors get shot with the backdrop deliberately in frame and the time of day chosen for it, which in a valley this steep means knowing when the light leaves the slope rather than when the sun sets. Aerial earns its place more often here than almost anywhere: it establishes where the property sits relative to the river, the trails and the highway in one frame, and that is the question every out-of-town buyer asks first.

For the newer townhome and duplex stock, a floor plan and a vertical cut cover most of what a buyer needs, and the vertical is worth having because a meaningful share of Squamish interest arrives from Vancouver and Whistler through social rather than through a listing search.

Do you travel to Squamish for a single listing?

Yes, with enough notice to plan the day around it. The Sea to Sky is an hour each way in good conditions and we would rather schedule it properly than rush a shoot at the far end of it.

Will the mountains be in the exterior shots?

Deliberately, yes. The backdrop is a large part of why someone is looking at a Squamish listing, so exteriors are composed and timed for it rather than shot at whatever hour we arrive.

Do you shoot the newer townhome developments?

Often. For that stock a floor plan and a vertical cut usually do most of the work, because buyers are judging layout and a lot of the interest arrives through social rather than a listing search.
