Elevation is the whole brief

Mission climbs. North of the Lougheed the streets rise steadily, and homes on that slope have valley and river views that exist from specific rooms at specific times of day and nowhere else. A photographer who arrives without knowing which rooms those are will deliver a competent set of pictures of a house, and miss the reason anybody would pay a premium for it.

So the first thing we ask about a Mission listing is which windows have the view. That determines the time of day we book, which side of the house we start on, and whether the exterior set is worth shooting at twilight when the valley below is lit. It is the one market in our area where the schedule is set by the property rather than by the calendar.

Rural Mission, and what the drone is for

Out toward Hatzic, Dewdney and the Stave the stock turns rural, and the questions change. Buyers want to know the parcel size, where the access is, what the outbuildings are, and how much of the land is usable versus how much drops away. Those are aerial questions, and answering them properly shortens the list of people who book a showing and then leave in the first five minutes.

Mission listings too often get a rushed midday shoot rather than one timed to the light. We book them for the hour the property actually looks best, which on a valley-facing lot is rarely the middle of the day.
