Density means most listings are units rather than houses, so the work is interior craft and an accurate plan rather than exterior drama. Flatness means that on the rare larger property there is no natural elevation to establish the parcel from.

For units, the discipline is the same as any dense market: frame honestly, light the space as it is, and give the buyer a plan they can read. A 2D floor plan earns its place on almost every Richmond listing because so much of the stock is laid out in ways a photograph cannot convey.

Where drone is unavailable, the exterior set has to work harder and it can. A well-composed frontage, the approach, the common areas and the immediate surroundings shot properly will tell a buyer most of what an aerial would have, and we would rather deliver that well than sell an aerial that never arrives.

Inside, the discipline is unchanged: honest framing, no forced wide angles, accurate colour, and a plan. Richmond buyers are comparing units against very similar units, and the ones that stand out are the ones that look like themselves rather than like a wide-angle version of themselves.
