Village, dyke and farmland
Ladner is the older of Delta's two centres and it has kept a village core, with character housing near it and post-war family stock spreading out behind. What is unusual is what surrounds it: the dyke, the sloughs and the farmland begin immediately, so a large share of Ladner properties are a short walk from open ground.
That proximity is a selling point and it is easy to leave out of a set entirely. Where a listing is near the dyke or backs onto the farmland, the exterior frames should say so, because it is the thing that distinguishes it from an equivalent house in a subdivision.
The local note
The village floods with light in the late afternoon off the water, and the character homes near the core photograph best then. It is a genuine scheduling factor rather than a preference: mid-morning in Ladner is flat, and the same street two hours later is not.
Water access, where it exists
A number of Ladner properties sit on or near the sloughs, and some have moorage. Where that is the case it is a headline feature and it should be established early in the set, from the water side if the access allows it.
The village core also has a conservation character that a buyer is partly paying for. Frames that show the street and the walk into the village do work here that an interior gallery cannot, because the alternative property at the same price is a newer house somewhere with no centre to walk to.
